1 Who We Are
PJB Malabanan ("PJB," "we," "us") provides septic tank siphoning, pumping, and maintenance services based in Cavite, serving CALABARZON (Cavite, Laguna, Batangas, Rizal, and Quezon province) and Metro Manila (NCR). This site lets you request a booking, check our service area, and reach our team — including for 24/7 emergency callouts.
2 Booking a Service
When you submit a booking, you're sending us a request — we'll confirm it by phone, text, or email. Please make sure the following are accurate:
- your name, contact number, and service address;
- the preferred date/time, including emergency requests;
- access details (gate codes, parking, tank location); and
- any known issues (overflow, odor, last pump-out date, number of chambers).
3 Site Access & Your Responsibilities
- You confirm you're the owner, tenant, or someone authorized to request work at the property.
- Please provide safe, clear access to the septic tank or manhole at the agreed time.
- Secure pets, vehicles, and anything fragile near the work area before our crew arrives.
- If access is blocked or the site is unreachable on arrival, a trip fee may apply.
4 Payment
Payment is due upon completion of the job. We accept cash and GCash, as noted at booking. If we uncover additional work on-site — a collapsed line, an unusually full tank, a second hidden chamber — we'll discuss it with you and confirm any price change before continuing.
5 Rescheduling & Cancellations
- Reschedule or cancel anytime before our crew is dispatched, ideally with at least a few hours' notice.
- Same-day cancellations or a crew turned away on arrival may incur a reasonable trip fee.
- We'll notify you promptly if weather, traffic, or an emergency job ahead of yours affects your schedule.
6 Nature of the Work
By booking, you understand that septic work involves wastewater and aging plumbing, and that:
- some odor or minor disturbance near the access point is normal and unavoidable;
- pre-existing cracks, corrosion, or improper prior installation may be uncovered during the job, and aren't caused by us;
- we'll flag any pre-existing issues and discuss options before doing work outside the original scope.
7 Limitation of Liability
We perform our work with reasonable skill and care. To the fullest extent permitted by law, PJB Malabanan isn't liable for damage from pre-existing structural defects, undisclosed hidden plumbing, or conditions beyond our control (flooding, power outages, third-party utility work). Our liability for any valid claim is limited to the amount you paid for that service.
8 Photos, Reviews & Gallery
Our crew may take before/after photos for quality control and our project gallery. We avoid capturing identifying details of your home where possible, and won't publicly post material that reveals your address or identity without asking first. If you submit a review through our site, it may be displayed publicly after approval. See our Privacy Policy for details.
9 Acceptable Use
- Don't submit false or fraudulent booking requests or reviews.
- Don't attempt to disrupt, scrape, or interfere with the site or booking system.
- Don't use the site for any unlawful purpose.
10 Changes to These Terms
We may update these Terms as our services or applicable law change. The date above always reflects the current version — continued use of the site after changes means you accept them.
11 Governing Law
These Terms are governed by the laws of the Republic of the Philippines. Disputes are subject to the proper courts of the city or municipality where the service was performed, without prejudice to amicable settlement.
